Emergency response — source confirmed, water stopped
Crew arrived and confirmed the water heater as the source of loss. Water had spread from the utility room through the foyer and hallway into the open living, dining, and kitchen area. The LVP flooring across all six spaces was saturated and beginning to delaminate in multiple zones.
LVP and underlayment removal across all affected zones
All saturated LVP planks were lifted and removed throughout the first floor. Underlayment beneath the flooring showed visible moisture staining and early mold growth — confirming the water had been present long enough to begin biological activity beneath the surface before discovery. Planks and underlayment were bagged and removed from the property.
Wall base assessment and flood cuts
Moisture meter readings confirmed active wicking into the wall assembly at the floor-wall joint in the utility room, hallway, and foyer. Flood cuts were performed at the base of affected walls to open the wall cavity and expose the framing for drying. Baseboard material showing moisture absorption was removed.
Structural drying across all six spaces
Air movers were staged throughout the utility room, foyer, hallway, and open living area — directed at the exposed concrete slab and open wall cavities. LGR dehumidifiers were placed to manage ambient humidity across the full first floor. Daily moisture readings confirmed drying progress across all six zones and wall assemblies.
Daily monitoring and insurance documentation
Moisture readings were logged at each visit. Before-and-after photo documentation, flooring removal records, moisture mapping, and an adjuster-ready scope were submitted to the carrier. Documentation included the underlayment staining, wall base wicking, and the full flooring removal across all six rooms — ensuring the complete scope was supported under the claim.
